Can You Really Retire in New Jersey for Under $300K? Here’s How

For many adults approaching retirement, one question keeps coming up:

Can you really retire in New Jersey without spending a fortune on housing?

Given New Jersey’s reputation for high home prices, high property taxes and rising living expenses, it is a fair question.

The answer may surprise you.

While many retirees assume they need to leave the state to find affordable housing, communities like Pine View Terrace in Pemberton Township, NJ are proving that affordable retirement living is still possible right here in the Garden State.

For buyers seeking an active adult lifestyle, lower maintenance responsibilities and a home that fits a realistic retirement budget, Pine View Terrace offers one of the most affordable paths to retirement living in New Jersey.

Why Housing Costs Matter So Much in Retirement

For many retirees, housing is the largest monthly expense.

A traditional home often comes with:

• Mortgage payments or significant upfront costs
• Property taxes
• Water and sewer bills
• Trash service
• Home maintenance expenses
• Landscaping and snow removal
• Unexpected repairs

Even homeowners who have paid off their mortgage often find that taxes, utilities and maintenance continue to consume a significant portion of their retirement income.

That is why many retirees are exploring alternatives that allow them to reduce expenses while maintaining their independence.

What Does Retirement Housing Cost in New Jersey?

The challenge facing many retirees is simple: New Jersey remains one of the most expensive states for housing and property taxes.

In 2026, the average monthly property tax burden in New Jersey is approximately $860 per month before accounting for utilities, maintenance, water, sewer or other housing expenses.

When those costs are added together, the true cost of homeownership can quickly exceed what many retirees planned for.

For buyers seeking affordable retirement communities in NJ, controlling housing costs often becomes one of the most important parts of a successful retirement plan.

Why Affordable Retirement Housing Matters More Than Ever

The challenge of retirement affordability in New Jersey extends far beyond housing prices alone.

A recent report from New Jersey Advocates for Aging Well (NJAAW) found that older adults across a wide range of income levels continue to report financial strain related to New Jersey’s high cost of living. Property taxes were repeatedly identified as a major concern, even among higher-income households. The report also noted that housing costs remain one of the biggest obstacles to successfully aging in place throughout the state.

For many retirees, the goal is not simply finding a home they can afford to purchase. It is finding a place where housing costs remain predictable and manageable throughout retirement.

That is one reason Pine View Terrace continues to attract active adults seeking greater financial flexibility during retirement.

How Pine View Terrace Makes Affordable Retirement Possible

Located in Pemberton Township, NJ, Pine View Terrace offers a different approach to retirement living.

Rather than paying hundreds of thousands of dollars for a traditional home and then continuing to absorb rising property taxes and maintenance expenses, residents can enjoy affordable manufactured homes within a professionally managed 55+ community.

Current homes for sale at Pine View Terrace include both new and pre-owned options, with many available well below the $300,000 threshold and several priced significantly below $250,000.

This allows buyers to preserve more of their retirement savings while still enjoying homeownership and an active adult lifestyle.

The Monthly Costs May Surprise You

One of the biggest reasons Pine View Terrace stands out among affordable 55+ communities in New Jersey is its monthly maintenance fee structure.

The community’s monthly fee is currently $700 and includes:

• Property taxes
• Water
• Sewer
• Trash pickup
• Snow removal
• Access to the seasonal heated swimming pool
• On-site mail delivery
• Stocked fishing ponds
• Full-time maintenance staff
• Secured compound area

Many retirement communities charge monthly fees while still requiring residents to pay separate taxes and utilities. Pine View Terrace bundles many of these expenses into a single monthly payment, making budgeting simpler and more predictable.

Affordable Doesn’t Mean Settling

One of the biggest misconceptions about affordable retirement living is that spending less means giving up the lifestyle you’ve worked hard to achieve.

At Pine View Terrace, affordability is not about sacrificing comfort. It is about reducing unnecessary housing expenses so you can focus on enjoying retirement.

Instead of spending hundreds of dollars each month on property taxes, maintenance and household upkeep, residents can spend more time and resources on the things that matter most:

• Traveling
• Visiting family and friends
• Hobbies and recreation
• Dining out and entertainment
• Building new friendships
• Enjoying an active lifestyle

Many residents find that simplifying their housing costs actually creates more freedom, not less.

That freedom is part of what makes Pine View Terrace one of New Jersey’s most attractive options for active adults seeking a simpler, more financially comfortable retirement.

More Than Affordability

Retirement is not just about reducing expenses. It is also about enjoying life. Pine View Terrace is nestled within the New Jersey Pinelands and offers a peaceful environment designed specifically for adults 55 and older.

Pine View Terrace Residents enjoy:

• Scenic walking paths
• Two stocked ponds
• A seasonal outdoor heated swimming pool
• Quiet streets and sidewalks
• A welcoming neighborhood atmosphere
• Nearby shopping, dining and healthcare services

The community is designed for independent living, making it attractive to retirees who want fewer responsibilities without giving up privacy or freedom.

Just as important, residents become part of a community of neighbors in a similar stage of life. For many retirees, the social benefits of active adult living can be just as valuable as the financial benefits. Whether enjoying a walk through the community, spending time by the pool or simply connecting with neighbors, Pine View Terrace offers opportunities to enjoy both independence and community. Many residents appreciate the balance between privacy and connection, with opportunities to be as active and involved as they choose.
